# Wu and Kin

Wu and Kin operates a small portfolio of long-stay apartments and houses in Saigon (Ho Chi Minh City), Đà Nẵng (Da Nang), and Hà Nội (Hanoi), Vietnam. Every unit is one we inspect, a 47-point walk by Trang, our inspector, and operate ourselves. We rent at residential prices, not hospitality markup, on 6 to 24-month leases with English-language contracts. The apartment you walked into is the apartment we showed you.

## What we are

- A direct landlord-tenant operation for long-stay rentals in Vietnam
- Curated: every unit is one we operate ourselves, not a third-party listing
- Inspected: a 47-point checklist (safety, locks, plumbing, electrical, furniture, environment, neighborhood walk) by Trang before any unit lists
- English-contract default: tenants sign in English with a Vietnamese-language version available; the English text governs in case of dispute

- Not Airbnb (we are residential, not short-stay hospitality)
- Not a broker or commission-driven agent
- Not a listing aggregator (no third-party owner units)
- Not a luxury concierge (residential quality at residential prices)

## The 47-point inspection

Trang walks each unit against a 47-point checklist before it lists:
- 8 safety items (gas, exits, smoke alarm, electrical safety)
- 6 locks and security items
- 7 plumbing items (water pressure, hot water, drainage, leaks)
- 6 electrical items (outlets, breaker capacity, wiring quality)
- 8 furniture items (mattress age, AC service date, appliance condition)
- 5 environment items (noise floor in dB, light direction by hour)
- 7 neighborhood walk items (nearest market, transport, hospital, school, café)

An MCP server (Model Context Protocol) is planned for Q3 2026: tieubao/wuandkin-mcp on GitHub. It will expose listings, availability, neighborhood guides, and FAQ as readable resources.

## Pricing model

- Long-stay residential pricing, typically 40 to 60% below comparable Airbnb monthly rates
- 1-month deposit on 6+ month leases (Wu and Kin track); 2-month deposit on 12-month leases for personal-portfolio properties still on legacy terms
- No hospitality cleaning fees; tenants are responsible for their own day-to-day
- English-language contracts with optional bilingual Vietnamese

## Honest disclosures

- 2026-05: only one unit is live for new tenants (Le Hong Phong house, Da Lat). Da Nang inventory opens Q3 2026 when Panoma apartment finishes renovation. Hoi An (Casamia) and additional HCMC units follow.
- Wu and Kin is a small operation. We do not have a 24-hour concierge. Tenant requests are handled within one business day.
