The house

About this house

A three-bedroom house on Lê Hồng Phong, in Ward 4 of Đà Lạt. It is a house rather than an apartment in a tower, with its own garden and its own front door, set among the pine hills that give the city its cool, still air. Đà Lạt sits high in the Central Highlands, so the house stays comfortable without air conditioning and cold enough on winter nights that you sleep under a real blanket.

The house is finishing its renovation cycle right now. Enquiries are open and the move-in date is being confirmed. It is set up for three people, one bedroom each, and it suits a small group of remote workers or a household that wants space and quiet over a view of traffic.

Some of the physical details, the exact floor area and the final furnishing list, are being verified as the renovation closes out. We would rather confirm them than guess, so this page will fill in as the work finishes. What is settled is the shape of the house, the price, the terms, and the way we run it.

What living here involves

Đà Lạt is humid, especially in the June to October rainy season, so the house is cared for with that in mind. It is ventilated daily, checked for damp, and the water pump gets a monthly look, because highland water and humidity are hard on pumps. City water can be inconsistent, so the rooftop tank is kept full. Power cuts happen a few times a year and are usually short. Winter nights run cold, between roughly ten and fifteen degrees, and there is no central heating, so warmth comes from blankets and any in-room heater provided.

None of this is unusual for Đà Lạt. It is simply the honest version of what a highland house asks of the people in it, told up front rather than discovered in month two.

Until the walk-through is done, this page tells you only what we can stand behind.

The 47-point walk is still to come.

The 47-point walk happens when the renovation closes. This is what will appear here, the count, the internet speed, the 9pm noise reading, and the date Trang signed, once she has stood in the room.

What is in the home

Amenities

  • Furniture & desk Being verified

The furniture list, including a work desk, is confirmed as the renovation closes.

  • Kitchen & inventory Being verified

The kitchen and its inventory are counted at the 47-point walk.

  • Appliances Being verified

Listed once the final fit-out is done, not estimated before.

  • Connectivity Being verified

Internet speed is measured at the walk, in Mbps down and up, never guessed.

  • Resilience, power & water

The rooftop tank is kept full against inconsistent city water, the water pump gets a monthly check, power cuts happen a few times a year and are usually short, and there is no central heating, so warmth comes from blankets and an in-room heater.

  • Building, access & parking

A standalone house with its own front door and garden. Access and parking are confirmed as the renovation closes.

The drawn plan lands once the renovation closes. This is the frame it fills, not a placeholder box.

What’s around

Convenience store
A Circle K or GS25, the chains that cover most of the city, a short walk from the house.
Food past 9pm
Đà Lạt eats early most nights. The dependable late option is the stalls around Đà Lạt Market and its night market, a walk rather than a drive.
Coworking
A handful of dedicated co-working spaces have opened in the city center in recent years; the nearest one is confirmed at the walk.
Clinic
Private clinics for everyday care are common on this side of town; which one we send people to is confirmed at the walk.
Coffee
Đà Lạt grows its own coffee, and small roasters and garden cafés (cà phê sân vườn) are common nearby; the closest ones are named once someone has actually walked to them.
Market
Đà Lạt Market (Chợ Đà Lạt), the city’s main market, an easy walk from Ward 4.
Moto-taxi
Grab runs here, and xe ôm stands are easy to find; getting into the center is a few minutes, not a production.

Trang’s notes on the street

  • The street is quiet after dark. It is a home block, mostly other households, not a strip of bars or late shops.
  • Mornings smell like woodsmoke and coffee before the hills burn off. That is normal for this part of the city, not a maintenance issue.
  • It sits on a slope, like most of Đà Lạt. Comfortable on foot, less comfortable rolling a suitcase uphill, worth knowing before you pack light.

Before you wire anything

How the deposit works, and what protects you

You are deciding whether to send money to a country you may not live in yet, to people you have not met. Here is exactly what stands behind that, in plain terms, with nothing hidden in a clause.

Refundable if it is not the home you saw
You will have seen this exact home on a live walk-through before you pay. If what you move into is not that home and not the state the signed inspection recorded, your deposit and any rent paid up front come back in full, and you are not held to the lease.
You read the contract, in English, first
The lease is written in English and the English version is the binding one, with a Vietnamese copy on request. You read the whole thing before you sign and before you send a single dong. Ask and we send the lease now.
Repairs have a clock, not a shrug
Anything broken that stops you living here, no water, no power, a lock that will not open, we are on within 24 hours. Everything else we confirm a plan for within three days. Trang runs this herself; it does not route through a call centre.
Renewing is your call, at a rent you agreed
When your term ends you can renew. Any change to the rent is agreed with you in writing at least 30 days before, never sprung on you and never automatic. If we cannot agree, your deposit still comes back on the same terms as the day you leave.

And you never take our word for the home sight unseen. When it is ready, Trang walks you through it live, on WhatsApp or Zalo, before you commit to any of this.

Before you ask

Questions about this house

When can I move in?

There is no hard date yet, the house is finishing renovation. Join the list and you hear the day it is set, before the site updates.

Why is there no inspection card with numbers yet?

This is Trang’s own property and still in renovation. The 47-point walk happens when the work closes; her count, the internet speed, and the 9pm noise reading appear here then, not before.

Why are there no photos?

We show a home only after we have walked it, so no stock photos stand in for the real rooms. The gallery fills in when the renovation closes and the photos are taken at the inspection.

Is the price really all in?

Yes. 14,000,000 ₫ covers rent and any building fee. Electricity and water are billed on usage. No broker fee, no charge at signing.

Do you handle tạm trú?

Yes, within twelve hours of move-in on this master-lease home. You provide passport and visa scans and we file the temporary-residence registration.
